How to choose

Start from the kind of house you need

Most people know one thing first: how many bedrooms they need, how much house they can afford, or the shape their plot allows. Each page below starts from one of those, explains what that type of plan usually contains, and names the Floorra outlines and room templates to start from.

Bedroom count sets the size. A one-bedroom home needs about 900 ft² of rooms, walls and halls; a four-bedroom home about 2,300 ft², before the garage. The shape decides how the rooms sit: a long ranch puts everything in a row, an L wraps a patio, and an open plan joins the kitchen, dining and living room.

Floorra designs single-storey homes only. If you need two floors or a basement, use these plans for the ground floor and take the layout to an architect or designer.

Sizes exclude the garage and come from the room-by-room method in the house size guide. Ranch, L-shaped, U-shaped, narrow lot and open floor plans describe the shape, width or layout, so they come in many of these sizes.
